46 Crosby Street, WEBSTER, MA – Broker Participation
A Seller side commission in amount of (Two percent) 2% of the Purchase Price is offered to any properly registered & licensed real estate broker whose Buyer/Client is the successful purchaser for the property and who closes on the property pursuant to the auction terms and conditions.
To earn the commission the Broker must:
- Register themselves as representing their prospective buyers for this specific property at least 1 day prior to the Auction Sale Date. (Bidder Registration is for the Bidder. It is completed in-person by the Bidder by showing their deposit & registering with the auctioneer just prior to the Auction Sale event.)
- Broker must complete the “Broker Participation Registration Form” in full and submit it on-line.
- Attend a Showing and attend the auction with the Buyer/Client.
- Agree that the commission will be due upon final closing of the transaction pursuant to the terms of the auction.
- Agree that the Broker shall not be entitled to a commission if Broker, or any member of the Broker’s firm, family or any business entity involving the Broker is a principal in the transaction.
- Agree that the Broker shall hold harmless and indemnify Berman Property Solutions and their respective clients from any and all claims with regard to such commission.
A complete registration file on all prospects will be maintained. Berman Property Solutions will acknowledge receipt of the Broker Participation form via e-mail and acceptance will be made in writing at the time and place of the auction. Receipt of form by auctioneer does not indicate acceptance. NO ORAL REGISTRATION’S will be accepted.
